Kitchen labor is the binding constraint. The talent pool is smaller than in a coastal market, and every new downtown opening bids for the same experienced line cooks.
What a Main Street cover has to carry
Downtown Greenville rent is now high enough that the useful number is not rent as a percentage of sales but rent per cover. Take the monthly occupancy cost, divide it by the covers you genuinely serve in an average month — not a good one — and you have the amount every guest must contribute before food, labor or anything else is paid for.
