What Florida operators are dealing with

Florida margin is a seasonality problem before it is anything else. An establishment that makes its year between January and April has to survive a summer where covers can halve while rent, insurance and salaried labor do not. Operators who staff and prep to peak all year give back most of what the season earned.

Insurance and occupancy costs have also climbed hard enough to change the arithmetic on what prime cost an establishment can afford. Where a full-service room might have carried 65 percent prime cost comfortably, many Florida operators now need to be closer to 60 for the same take-home.

The third factor is tourist versus local mix. Rooms that read as busy on a February Saturday and empty on an August Tuesday usually need two different operating models, two different menus in size if not in identity, and two different labor plans — not one averaged compromise.
